Summary:
Inspectors/Estimators evaluate occupied and vacant properties, looking at what needs to be done to bring them to their highest and best use. Inspectors act as the eyes and ears of the Property Services Manager and property Owners, and are always advocating for the property's best interest. A typical inspection can take 30 min - 4 hours, depending on the scope of the inspection work order.

Perform light maintenance occasionally while on-site.

Location / Travel / Environment:
Full-time - work schedule is typically Monday-Friday, and as needed. Inspectors have flexibility in managing their own schedule and working with our Schedulers to assist with schedule management.
Remote, work from home, travel to/from job sites around greater Cincinnati area to south Dayton.
Our properties are mostly quality residential (single-family and apartments) properties in safe neighborhoods. There will be a mix of tenant-occupied homes as well as vacant properties.
Typical Work Day / Responsibilities / Reports To:
Report to Inspections Manager
Documentation (photos and notes) property conditions and repairs needed/performed.
Perform light, easy repairs as needed.
No need to sell; we have plenty of ready-to-perform inspections
Estimating
Use our software and special camera
Execute on tasks lists in a prompt, detailed, and workmanlike manner, with an emphasis on accountability and a minimum amount of errors
Climb ladders up to 24' occasionally
Access crawl spaces occasionally
Lift up to 75 lbs occasionally
Skills / Abilities Needed:
Highly attention to detail. A perfectionist who demands high-quality work
Thorough knowledge of residential construction, remodeling and the trades
Tactful, service-oriented, and friendly communicator with strong English skills (written and verbal).
Independently motivated to perform well
Prompt and timely
Accountable and able to learn from mistakes
Competent and comfortable with technology
Knowledge of the Cincinnati market
Impeccable integrity and ethics!
Education / Experience / Other Requirements:
2+ years working in the trades, mostly with residential, as a handyman, craftsman, or in remodeling
1+ years inspection/estimating (or similar) experience
Licensed, or willing to become licensed Home Inspector (InterNACHI)
Prefer experience with exactimate or other insurance-related estimating products (for reference, we do not use it)
Good with computers, internet applications, etc
Ability to type at 30 wpm or higher
Possess basic construction tools, smartphone, reliable transportation
OSHA certified or trained, or willingness to do so
Pass background screenings and reference checks
Valid driver's license
